Extend your home & Loft conversions.

Taking the first step.

Firstly Brimas would call to your home to survey the property for viability of your proposed ideas. All initial home visits are completely free of charge – as are the quotations for any work you would like us to undertake.

Many ideas that people have are quite feasible, but there are considerations such as access to the property from the front or rear or drainage for example and we can talk these through with you to see how it affects your design structurally- or makes improvements to it architecturally.

If you do not already have your own design – or your design is something you may even just have scribbled on some paper, we can turn your ideas into reality.

One of the most common questions we get at the initial visit is “How much will it roughly cost”. Thankfully we can roughly provide an estimate based on the size of the floor area to extend into to help you decide the viability even at such an early stage.

Bringing the design to life.

If we are designing your extension, we expect you to be involved in the whole process both so you see your ideas coming to life but also so we can make necessary tweaks and adaptations as required. We feel the customer should be part of the design process in every stage

Our Architects and structural engineers (if required) will design actual plans for your extension to your specification and to current building control requirements. Once completed, you have the choice of a traditional paper plans or more advanced 3d CAD drawing.

Once the final plans have been designed to your satisfaction, depending on the size of the extension vs your property, they may need to be submitted to the relevant planning and building control departments. The prices for submitting can vary but depending on the size of the extension, we can normally advise on a rough price to submit plans if required. The planning approval process can take 6-8 weeks.

After the plans are approved.

Building work can begin within a few weeks – to fit around your commitments or schedule. Initially the building contract will need to be signed by both parties (us and you) so each party is clear on their commitments. A building schedule/programme of works document will be provided. This also shows at what stages of construction each part payment will be required.

Health and safety is high on our list of priorities and we provide a Health and Safety plan that details what we will be doing at each stage, identifying risks and what we will provide to ensure safety of your family while the work is carried out. At each stage we ensure that access to parts of your property are restricted, clearly marked or otherwise – such as fencing off areas where we are working to prevent children or pets becoming endangered.

During building, our team need to have access to water and electricity. If you prefer to secure your premises (for example while you are at work) whilst we work and access is not required, we can provide our own welfare facilities.

During building we liaise with the building inspector at the various inspection stages as we head toward completion. Many of our customers like to feel that they are part of this phase and we regularly meet with clients to reassure them and discuss the process stages.

Handover.

The final stage involves cleaning up and ensuring that everything has been completed to the customers satisfaction.

Guarantees.

Brimas offer a standard guarantee. We are an LABC approved builder and guarantee times vary according to the type of work carried out.

New private homes (new build homes).

Many clients approach us with a piece of land in mind and ideas of the type of home they wish to have built. If you do not have any land in mind, we can often procure land on your behalf. You will also need to provide a sensible budget for the entire build – including a contingency for any unforeseen overspend that may be necessary.

If the plot already has planning permission, this can be of two types – a basic outline of where the property can be positioned or a full plan including elevations.

We may have to seek planning permission (or make changes to an existing one) for any plans submitted or designed that fall outside or any permission previously granted.

Brimas offer a standard LABC 10 year guarantee on all new builds.

Brimas have completed contract values up to £4 million.

For your peace of mind, Brimas are both Chas and Construction Line Approved. We work with Architects and Quantity Surveyors to provide competitive tender quotations.

Property maintenance & Insurance Work.

Property Maintenance.

Whether it be painting or decoration, pointing, roof repairs, gutters, plumbing and heating servicing Brimas offer full property maintenance services. No job to large or too small. One of or permanent contracts available

Insurance work.

Brimas can carry out all aspects of building and repair work including roofing, building, structural, flood, fire and storm damage.

As well as same day visits and free quotations, our experienced team can normally start work within the same week, helping you get back to normal as swiftly as possible.

For emergencies, we can normally send a team to begin work immediately.

International work.

Brimas have completed many International Projects such as Ski lodges in the French Alps.
